Article	PROSPECTS OF RESIDENTIAL CONSTRUCTION IN THE ROSTOV REGION

Abstract	The article deals with regional problems of housing construction, including the problems of involving land plots in turnover for new housing construction. The analysis of the modern legislative framework, including the latest changes in the Urban Planning Code concerning the integrated development of territories, is carried out. It is suggested that further qualitative growth of the urban fabric in the conditions of the Rostov region is possible through the integrated development of territories. The complex development of the territory is considered in the article as a modern mechanism for the development of the urban fabric, which, with a certain approach, can also become a planning tool that contributes to the spatial development of the territory. As a result of the conducted research, the principles of determining the boundaries of territories of integrated development are formulated. Recommendations for determining the boundaries of territories for which it is planned to make a decision on integrated development are proposed.
