Abstract This paper concentrate on the urban territories located near railroads and railway stations. The research subjects are the urban planning and architectural tools and techniques used for their sustainable development. The aim of the study is to identify the principles of sustainable gentrification of these territories. The study is limited by consideration of foreign experience. In the context of the sustainable development paradigm, the focus is on the environmental, social and economic aspects. The following tasks are solved to achieve these goals: the modern experience of transforming forecourt urban areas is studied and the totality of urban planning, architectural planning, volumetric and structural engineering approaches and methods used by designers to improve the quality of the urban environment is systematized. A number of principles for sustainable gentrification of urban railroads and stations surroundings, that related to the key aspects of the «green» economy – environmental, social and economic, and can be implemented in domestic megacities. These include, in particular, reducing negative impacts on the environment and the increasing of the level of its biopositivity, improving the consumer properties of the urban environment and its humanization, optimizing the functional use of facilities and extending their life cycle.
