Article BACKGROUND AND TRENDS IN CREATION OF MODERN RESIDENTIONAL COMPLEXES WITH INTEGRATED BUISINESS FUNCTIONS

Abstract The article reviews dwelling types which offer combination of living and working facilities. The subject is considered in relationship with economic and social factors, influencing the spatial shaping. The growth of creative industries, strengthening of small businesses’ sector and advent of the state-of-the-art communication technologies are the main factors producing some distinct patterns of business organization. Those factors also expand the typology of relationship between living and working towards integrated schemes. New principal trends in relationship between living and working are determined, such as:

- combination of living units with multi-system workspaces;

- expansion of typology of home offices;

- development of mixed models (mixed - use residential complexes including live/work structure);

- downsizing of residential complexes with integrated business functions, that expands the opportunity of urban location;

- opportunity of creation of multidisciplinary centers of social activity based on the combination of living and working spaces.
