REGENERATION OF MARGINAL URBAN AREAS AS A DRIVER OF SOCIOECONOMIC DEVELOPMENT OF CITIES (AN ANALYSIS OF THE U.S. EXPERIENCE)

Abstract
The article explores the projects of regeneration of marginal urban areas realized in the U.S. cities, provides evaluation of its effectiveness as a tool for establishing social and economic sustainability. Rethinking the role of territories that had been a significant part of economic and cultural life of the city, but had lost their historic function due to different circumstances, is one of the key aspects of many cities’ economic development strategies. Regeneration of such territories not only provides more efficient land use, creates environment for small businesses, and stimulates developers’ activity, but also is an important part of cultural identity of the city. The main criteria for regeneration projects should be its ability to establish social sustainability and meet current residents’ needs and desires.
