Abstract | The research explores more than 30 projects and realizations in world and domestic practice. Based on the research specific features in functional and planning organization are determined, such as: - Main line of functional types: with business functions dominated, with residential functions dominated, with advanced program of social and cultural functions, mixed type. - Operation models are: open and mixed. - The optimal location of the functions: in the basement - service rooms, in the lower level - the space with the highest influx of visitors, above - residential units and office spaces (or units) with a minimum flow of visitors. - Integration schemes of residential and business functions are grouped into two trends: an independent (parallel scheme), with a clear division into functional components and the joint (dispersion and a combined scheme), where business and residential functions are in direct interaction. In a joint development is important to ensure the privacy of the living environment. - Public spaces function as links between the business and residential components and have no direct correlation in the structure of the complex. The main components of the public are the recreational, cultural and entertainment space, retail space mainly represented by small shops. - Functional and spatial organization of both office and residential, as well as parts of the public based on the multifunctional space, with the potential for dynamic adjustment in functions. |
