Article NEW APROCHES TO RECONSTRUCTION OF HOUSING ENVIRONMENT OF BAKU

Abstract Since the end of 1990s a big changes occur in the planning structure of Baku. Intensive construction works became a reson of worsening of transport, ecological and other problems. The city growth requires changes in planning structure. However, it is necessary to approach a quations non-ordinary, on the assumption of fetures of the environment. The problem of transformation of Baku historical center should be considered in several hyerarhical levels. The investigated area is by no means uniformly constructed one and an approach to reoganization of its separate parts should be differentiated.
For purpose of renewal of old Baku quarters in the central historical zone the authors had been lead their estimation on a complex of town-planning, historical-architectural, social and economic parameters. For territory zonning and allocation of typological areas, it was used the multi- dimensional statistical method – cluster-analysis here. As a result the investigated territory of Baku central zone was divided into 11 typological areas. The findings can be the basis for development of methods and principles of architectural-planning arrangement of residential districts in Baku historical center. As an example, the project of renovation of one of the parts of Baku central zone developed by the author is resulted in the article.
